Renting out a holiday flat: storing personal belongings for the season

Short answer: 2 to 3 m² of self storage is enough for the personal belongings of a two-room holiday flat. At Lagerage that costs from about €60 a month, cancellable monthly or cheaper with a seasonal term. Between guests you reach your things daily from 6 am to 10 pm by code.
Why hosts in the Pinzgau need storage
If you rent out your own flat or a second home in Zell am See, Kaprun, Saalbach, Maria Alm or Leogang via booking platforms, guests expect a neutral, empty space. Photos, clothing, sports gear, documents and toys have no place there. A cellar compartment is rarely big enough and often cannot be locked.
What fits into which size
| Situation | Recommended size | Location |
|---|---|---|
| Clothing, documents, decor of one person | 1 m² | Zell am See |
| Family with sports gear and a children’s room | 2 to 3 m² | both |
| Swapping furniture for the season | 4 to 6 m² with 3 m ceilings | Saalfelden |
Organising the changeover
- Label boxes by room. What you need between seasons goes to the front.
- Separate winter and summer items. At the season change you then move only half.
- Store delicate items in closed boxes. Units are ventilated and sensor-monitored, but dust still exists.
- Use a fixed term. With 6 or 12 months you save 10 or 15 percent, which pays off from the second season.
Tax and costs
If you let the flat commercially, the storage rent can usually be claimed as a business expense. Check with your tax advisor whether and how this applies to you.
